The brief

The mechanical works for this office refurbishment in Epping included the following:

  • A validation and testing were completed on the existing equipment within the offices, toilets and above ground drainage
  • The existing system was degassed by us and removed by others
  • Installation of a new 410a based Daikin VRV comfort cooling/heating systems to serve the ground, first and second floor office areas
  • The installation was completed with secondary ductwork, flexible connections, swirl diffusers and insulation.
  • An air handling system has been installed to service the offices; this consists of a new heat recovery unit in the loft space. The existing supply and extract ductwork was modified to accommodate the new unit together with any necessary volume control dampers and fittings to connect to the existing system complete with insulation and integral control panel
  • All water services were drained down to the LTHW and water services, cutting back to the incoming mains, The accessible WC, female WC, Doc M Pack, and shower unit were free issued as per the original design specifications.
  • The toilet areas are serviced by an Elta extract fan unit which is in the roof space. The fan is ducted through the internal risers and suspended ceiling void above the toilet areas, this extracts stale air through a selection of air valves in the various toilet areas and exhausts through an external louvre on the outside of the building.
  • The air conditioning and ventilation systems are controlled via a Daikin i-Manager controller located in the roof space. The controller is linked to the fire alarm and will ensure all of the connected plant will shut down in the event of a fire.
  • Amend the refrigerant charge according to the pipe measurements
  • Carry out a pressure and evacuation test on all the systems
  • Air balancing was completed to ensure that the system was meeting the design criteria
  • All testing for the air conditioning systems has been supported by accompanying documentation including certificates
  • Drawings and an operation and maintenance manual were included as per the criteria
  • A F-Gas logbook has been completed and included as standard
